The Riviera is a summer market

Price it like one, and it is a very good one.

The mistake buyers make on this coast is annualising a July weekend. The figures below are the ones Albania Housing publishes and stands behind, and the guide explains how to use them.

9 to 12%gross short-let target, best spots, peak season
15%tax on net rental income
20 minVlorë to Palasa since the Llogara tunnel opened

Yield figures are gross, before management and the 15% tax on net income, and assume a well-run short-let in a strong season. Read the Riviera buying guide.

Why buy through Albania Housing

Vetted releases, a team on the ground, and no pretending.

Permits and title before price

A project reaches this site only after the developer's building permit and the legal existence of the units are confirmed. On the Riviera, where not everything was permitted as built, that check is the purchase.

Own project managers in Albania

Albania Housing's Albanian team handles the notary, the staged payments, the handover and, if you want, the letting. You get one bilingual contact and one clear process, from abroad or on a viewing trip.

The season, the tax and the fee, up front

We model the whole year, not the peak week; we tell you rental income is taxed at 15% on the net; and our 3% buyer fee is stated before you start, not discovered at the notary.

Riviera questions, answered plainly

Where exactly is the Albanian Riviera?

The Ionian coast of southern Albania, from the Llogara pass south of Vlorë down to Sarandë and Ksamil near the Greek border: roughly 120 kilometres of mountains dropping into clear water, with Palasa, Dhërmi, Himarë and a string of smaller villages along it. Vlorë and Orikum sit on the Bay of Vlorë just north of the pass and are the gateway.

How much does property on the Albanian Riviera cost?

Standard coastal stock runs roughly €1,000 to €2,000 per square metre, with Ksamil and the Sarandë waterfront at the top of the range and villas priced individually above it. On the Bay of Vlorë our current new-build releases run €1,700 to €2,300 per m², with homes from €115,000.

Can a foreigner buy property on the Riviera?

Yes. Apartments and houses are bought and owned in your own name. The one nuance is coastal land: a strip within roughly 200 metres of the shore has its own regime, handled through a company or a long lease, which affects plots and land rather than an apartment in a building. Albania Housing's guide to the 200 m rule explains it.

What rental yield is realistic on the Riviera?

Well-run short-lets in the best spots target roughly 9% to 12% gross in a strong summer before the 15% tax on net rental income and management. The Riviera is a summer market, so annualise against the quiet months. Sarandë's longer season smooths the year; Ksamil has the highest peak. Real figures by location.

Why do you say you have nothing for sale in some towns?

Because it is true, and because listing unvetted stock to fill a page is how buyers get hurt on this coast. Where we have no release that passes our permit and title checks we say so, take your details, and contact you first when we do. In the meantime we can arrange resale viewings on a trip.

What does Albania Housing charge?

A 3% buyer fee on the purchase price, stated up front, charged as your intermediary. Notary, registration and legal costs are separate and modest; the cost guide lists them.
