The Ionian coast of southern Albania, from the Llogara pass south of Vlorë down to Sarandë and Ksamil near the Greek border: roughly 120 kilometres of mountains dropping into clear water, with Palasa, Dhërmi, Himarë and a string of smaller villages along it. Vlorë and Orikum sit on the Bay of Vlorë just north of the pass and are the gateway.
Standard coastal stock runs roughly €1,000 to €2,000 per square metre, with Ksamil and the Sarandë waterfront at the top of the range and villas priced individually above it. On the Bay of Vlorë our current new-build releases run €1,700 to €2,300 per m², with homes from €115,000.
Yes. Apartments and houses are bought and owned in your own name. The one nuance is coastal land: a strip within roughly 200 metres of the shore has its own regime, handled through a company or a long lease, which affects plots and land rather than an apartment in a building. Well-run short-lets in the best spots target roughly 9% to 12% gross in a strong summer before the 15% tax on net rental income and management. The Riviera is a summer market, so annualise against the quiet months. Sarandë's longer season smooths the year; Ksamil has the highest peak. Real figures by location.
Because it is true, and because listing unvetted stock to fill a page is how buyers get hurt on this coast. Where we have no release that passes our permit and title checks we say so, take your details, and contact you first when we do. In the meantime we can arrange resale viewings on a trip.
